Initial site mobilisation established full perimeter access scaffolding, heavy-duty concrete plant bases, and safe working access across all levels before structural strip-out and service installation commenced.

The Programme So Far: Months 01 to 09
Started 3 January 2026, completing 19 December 2026. Months 1 to 9 delivered; the final three complete the ground floor and landscaping.
Month 01 (January 2026): Mobilisation & enabling works
Site set up, full perimeter scaffold erected, and reinforced concrete bases formed and poured for new external plant. Fit-out began on the first rooms to establish the finish standard.

Month 02 (February 2026): Strip-out & model room
Bedrooms stripped back to structure and bathroom risers opened up. A completed model room set the benchmark for every room that followed.

Month 03 (March 2026): Envelope, insulation & MVHR
Through-wall MVHR units installed beside each window, with new insulation and a fully taped vapour control layer. New soil stacks and copper pipework ran through the risers.

Month 04 (April 2026): M&E distribution
New cable tray and containment along the corridors, with air-conditioning units and refrigerant pipework installed at high level. Dry-lining progressed and moisture-resistant boards went into the en-suites.

Month 05 (May 2026): Sprinklers, wet rooms & roof
New sprinkler mains and heads installed to rooms and corridors. En-suite tiling started, and over-cladding of the existing roof began.

Month 06 (June 2026): Joinery, flooring & ground floor
Bespoke joinery went in: kitchenettes, slatted feature walls and bed bases, with LVT flooring laid. Ground-floor partitions rose around the central atrium.

Month 07 (July 2026): Roof completion & plant
New anthracite roof sheeting completed across the main roof. A new sectional water tank was installed in the roof plant space, and ventilation ductwork ran through the ground floor.

Month 08 (August 2026): Power, pipework & corridors
A new substation was installed for the all-new power supply, and copper heating and cooling distribution was completed. Corridors were finished with porcelain tiling and feature ceilings.

Month 09 (September 2026): Rooms & envelope complete
Bedroom floors dressed and complete, en-suites finished, and the facade and roofs signed off, including a new liquid-applied membrane to the lower roof.

Ground-floor amenity
and external landscaping
The final three months complete the ground-floor amenity spaces around the central atrium and the external landscaping, ready for handover.
